The Waters, a 2,400 unit traditional neighborhood development (TND) in Montgomery, Alabama, is the second PlaceMakers client from that state – the first being Gorham’s Bluff – to utilize all levels of The PlaceMakers’ Way, from Meaningful Visioning to Precise Coding to PlaceProven Marketing.

Initially, PlaceMakers led a planning team comprised of transportation engineers, landscape architects, and market analysts to design the 1,200-acre property. A uniquely beautiful tract of gently rolling hills, the majority of the land was used in its historic role as grazing pasture. Several topographic features including five small lakes, a grove of mature oaks with Spanish moss and an old plantation home, characterize the property.

Maximizing both the land’s natural features and its market potential, a new, 200-acre lake was planned with eight surrounding hamlets, each with unique characteristics and amenities, separated by wide expanses of water or preserved open space.

Next, a Pattern Book was created, ensuring successful implementation by guiding the many participating builders to maintain the highest levels of traditional southern architecture.

As they now break ground on Lucas Point, the development’s first phase, PlaceMakers continues the firm’s commitment to the success of the project, providing marketing strategies and tools which have helped secure over 100 lot commitments before the turning of the first shovel.
